A well-chosen mortgage can help you buy the home you want while keeping room in your budget to enjoy it. The advertised interest rate is a useful starting point. Your cash needed at closing, full monthly payment and ability to pay principal early are just as relevant.

We compare ten bank products to help you decide which deserve a quote. First, we explain what to look for; then we review published rates and conditions and work through practical payment examples.

Before comparing banks, decide what you need from the loan

Think about life after receiving the keys. Would you rather preserve cash for furnishing, repay sooner or keep a predictable payment? Your priority changes which offer is most attractive.

  1. Down payment and liquidity: separate your contribution to the price from closing expenses. A larger down payment may improve terms, while a reserve gives you flexibility.
  2. Full monthly cost: compare principal, interest, insurance and fees together, alongside your normal expenses.
  3. Payment structure and term: check whether installments are fixed or increasing. A low initial payment may rise later; the term affects both installments and total cost.
  4. Flexibility: if you expect bonuses or extra income, check how principal payments work and whether full repayment triggers a charge.
  5. Eligibility: confirm residency, income origin, property use and any required certification.

Then request two or three quotes for the same property and term. You will have a more useful comparison than a collection of starting rates.

THE KEY COST COMPARISON

Why give CAT more weight than the interest rate?

A lower interest rate does not always mean a cheaper mortgage. CAT, Mexico's annual total cost indicator, combines interest and other applicable financing charges into an annual percentage. It therefore gives a fuller comparison than the interest rate alone. Banco de México's definition.

For equivalent offers, prioritize the lower personalized CAT, alongside upfront cash, the full installment and total repayment. The interest rate still explains how interest accrues, but does not summarize all borrowing costs.

Can a higher rate with a lower CAT be preferable?

Yes. Suppose two quotes have the same amount and term: one has a 9% rate and 12.5% CAT; the other a 10% rate and 11.5% CAT. The second has a lower annual equivalent cost despite the higher interest rate. Differences in fees, insurance and payment timing may explain this. These are illustrative figures, not bank offers.

What CAT does not mean

A 12% CAT is not a separate 12% annual charge on the loan, nor does it mean you repay just 12% extra over its entire life. Do not add it to the interest rate. Use the amortization schedule and itemized charges to determine monthly payments and total pesos repaid. How cash received and paid enters the calculation.

An advertised average CAT helps shortlist; your quoted CAT supports a more precise decision. Published figures may use different assumptions. Request identical amounts, down payments, terms and payment structures. A lower CAT over a longer term does not necessarily mean fewer pesos paid overall. Read VAT exclusions and closing expenses separately rather than treating CAT as a complete purchase budget.

Published CAT figures are informational and may use different rates, terms and reference homes. *Banorte Verde publishes a personalized CAT based on 80% financing and 15 years; the others are averages. Santander: medium/residential category. Minimum rates require approval; advertised validity does not lock your personal offer.

How to narrow the list to your three best fits

Start with cost: request personalized CAT quotes for two or three products that fit your profile. Banorte Fuerte and Banamex Perfiles advertise attractive rates; compare their fees, insurance and total repayment. For upfront cash: compare Banorte Cero and Santander Free. For certified sustainable homes: include the HSBC and Banorte green products; a newly built home does not automatically qualify. For Mexican citizens working in the United States: BBVA Tu Opción México specifically addresses that profile.

Consider Banregio if a 10-year term fits your plans: its minimum advertised rate is not a 20-year offer. Inburcasa adds a fixed-rate alternative with terms up to 15 years. HSBC Full may fit buyers with at least 30% down. You do not need ten applications; use these differences to decide where to request quotes.

If you plan to repay early, note that Santander Free offers an option with a 2.8% outstanding-balance charge for full early repayment and a different-rate option without that charge. Its fee sheet also distinguishes basic from paid extended insurance coverage. Request both proposals and their terms; some alternative rates differ between the website and fee sheet. Santander Free fee sheet, September 2026.

How much does a 15-year versus 20-year term change the payment?

Consider a MXN 5 million home, with MXN 1 million down and a MXN 4 million loan. At a hypothetical fixed annual rate of 10%, with equal monthly principal-and-interest payments:

TermMonthly principal and interestInterest over the full term
15 yearsMXN 42,984MXN 3,737,157
20 yearsMXN 38,601MXN 5,264,208

Our illustrative calculation, not a bank quote. Rounded figures exclude insurance, fees, taxes and other costs, and assume no early repayments or rate changes.

The longer term frees up about MXN 4,383 a month; the shorter term saves approximately MXN 1.53 million in interest over the scheduled life of the loan. A longer term may provide useful flexibility, especially if your contract allows additional principal payments. If the shorter term comfortably fits your finances, quote that option too.

Budget beyond the down payment

Separate your cash into three buckets: your contribution to the price, closing costs and a reserve for moving in. This helps you compare the complete purchase and keep funds for furnishings or improvements.

  • Notarial and closing expenses: obtain a property-specific estimate covering acquisition tax, registration, certificates and notarial fees. A percentage quoted for a different city may not fit your transaction.
  • Appraisal and origination: distinguish fees waived upfront from those reimbursed later. A reimbursement still requires cash initially.
  • Insurance and recurring loan charges: request the complete monthly debit and coverage details, beyond principal and interest.
  • Ownership costs: allow for condominium maintenance, property tax, moving and furnishing. These affect affordability even when they are not loan charges.

CONDUSEF recommends comparing upfront outlay, monthly payment and total repayment alongside the rate. Its guide to mortgage comparisons. Santander's cited fee sheet excludes notarial expenses from CAT, so CAT does not replace a closing budget.

Six questions to bring to the lender

Prepare your target price, available savings, preferred term, documented income and current debt payments. Ask for written answers:

  1. What rate would I qualify for, and what must I do to keep it?
  2. What is the full monthly payment, including insurance and fees? Does it rise?
  3. How much cash do I need before closing, and which expenses can be financed?
  4. Can additional principal payments reduce the term or installment? What applies if I repay in full?
  5. What happens if the appraisal is below the agreed purchase price?
  6. When does the offer expire, and what remains before final approval?

If you are self-employed, earn income abroad or want a second home, explain this at the outset. The products above do not automatically accept every nonresident buyer. Confirm residency, income documentation and property-use eligibility before paying application costs. If you will purchase through a fideicomiso, also confirm that the lender accepts that ownership structure.

Borrower approval and approval of the property are related but separate steps. If your income is in dollars or Canadian dollars, ask how it is assessed and consider how exchange-rate changes would affect a peso payment.

Common questions

Which Mexican mortgage is best in October 2026?

Start with the options above according to your priority: predictable payments, a larger down payment or lower upfront loan costs. The best fit comes from comparing equivalent quotes for your own profile, including flexibility and total cost.

Does a fixed rate guarantee a fixed payment?

No. A fixed-rate loan can use an increasing-payment schedule. Read the amortization table and check whether insurance and other charges change.

Can I rely on these rates for December?

Use them as a starting point. Some validity periods extend into December or beyond; others end in October or November. Recheck current conditions and your personalized offer before signing.
